Rain Leak Test

A wall, ceiling or floor gets wet during rain, but you cannot find the entry point.

$249 Rain Leak Test: scope and findings.

For $249, FAS uses controlled water testing to investigate where rain may be entering your home, such as around windows, doors, walls or the roof, and whether water reaching the building from the ground is a separate drainage problem. If FAS performs the resulting repair work, the $249 fee is credited toward it.

Martha from FAS calls to confirm the scope and collect the $249 fee before the appointment. No payment is taken with this request. A request is not a confirmed appointment.

Included with this service

  • Controlled water testing for the agreed area and symptoms.
  • Photos and written findings, including the likely entry sources.
  • The assumptions and limits of the testing, stated in writing.
  • An explained repair path, including when another trade may be needed.

You can request this service directly. The free Water MRI demo and $195 Field Assessment are separate options and do not automatically include this specialist work.

What FAS does.

Tell FAS when the water appears, which rain brings it on (regular, heavy or wind-driven rain, or a hurricane), where you first notice it and what has already been repaired. We agree on the testing area and access before using controlled water to investigate the reported leak. Rain entering around windows, doors, walls or the roof is a different problem from ground water reaching the building because of drainage. A stain or damp floor alone does not identify the entry point, and symptoms alone do not show that water is coming through the foundation. You receive photos and written findings with the likely entry sources, the assumptions behind them and an explained repair path, including when another trade may be needed. Any repair work is agreed separately. If FAS performs it, the $249 fee is credited toward that work.

What we check.

  • Where moisture first appears and which rain conditions trigger it.
  • Whether water may be entering around windows, doors, walls or the roof, or reaching the building from the ground.
  • Inside and outside photos, previous repairs and access to the affected area.

What happens next.

  1. Describe the leak and share inside and outside photos if you have them.
  2. Martha from FAS confirms the testing scope and collects the $249 fee before the appointment.
  3. Review your photos, written findings and explained repair path.

Common questions.

Is leak testing included in the $195 assessment?

No. The $249 Rain Leak Test is a separate paid service. The free Water MRI demo and $195 Field Assessment do not automatically include this testing. You can request the leak test directly.

Is the $249 credited toward repairs?

Yes, when FAS performs the resulting repair work. The $249 fee is credited toward that work. Work by another trade is priced separately.

Will the leak test include the repair?

The test includes photos, written findings and an explained repair path. Any repair work and its price are agreed separately.

Can you tell whether water is coming through the foundation?

Not from symptoms alone. Water on a floor or lower wall may come from rain entering around windows, doors, walls or the roof, from ground drainage or from another source. Controlled testing and observation are needed to identify the likely entry sources.

All three examples reach the same baseboard, marked on the right. At rest, water sits outside below the interior floor and the inside is dry. Water is outside, below the floor. The inside is dry. Turn on a path to see what changes.

  1. 1
    Window & sealant

An opening can let rain reach the inside face of the wall.

  2. 2
    Stucco & block

Moisture can soak through the wall material.

  3. 3
    Pipe penetration

A gap around a hose bibb is another possible opening.

  4. 4
    Ground & soil

Built-up soil can cover the normally exposed slab edge.

  5. 5
    Baseboard & floor

Different entry paths can leave evidence in the same area.

  6. 6
    Slab & footing
