Yard drainage & French drains
FAS installs yard drains, French drains and collection points to address recurring wet areas. We look at where the water comes from and where it can go, then explain the proposed pipe route and outlet. The quote identifies the drainage work and the areas affected by installation. Site checks help determine whether a French drain, surface drain or another approach fits your property.
What we consider
- Where water collects and how long it stays after rain.
- The ground levels and a suitable place for water to discharge.
- Access around trees, utilities, landscaping and existing drains.
Do I need a French drain?
That depends on where the water comes from and the site conditions. A surface drain or changes to roof runoff may be a better fit.
Can you use the drains already in my yard?
We can review them. Their condition, route and outlet need to be checked before connecting new work.

FAS installs drainage for downspouts and surface water, including collection basins and channel drains. We trace where runoff lands and how it moves across the property, then propose where to collect it and where to send it. The quote explains the connections, pipe route and any paving or landscaping affected by the work. Before installation, we check the actual levels, available depth and discharge location.
What we consider
- The downspouts and paved areas sending water toward the problem.
- The level of nearby doors, patios and driveways.
- The pipe route, outlet and access for clearing leaves or debris.
Can you connect my downspouts to a drain?
We can assess that option. The proposed connection needs an appropriate route and outlet, and any existing pipe must be checked.
Would a channel drain help across my driveway?
It may. Its position, depth and outlet need to fit the driveway and the water reaching it.

FAS plans and installs custom drainage and erosion-control work for properties with more than one water problem. We look at the areas feeding the runoff, the path it takes and where soil is being lost. The proposal may combine collection points, drainage routes and erosion-control measures. You can review which areas the work addresses, where water would discharge and what restoration is included before approving the quote.
What we consider
- Where soil washes away and where it collects afterward.
- Connected wet areas, slopes and existing drainage.
- The proposed outlet and the areas that need restoration.
Can you look at several drainage problems together?
Yes. Water in one part of the property can affect another. Include all the areas you have noticed.
Will the quote say which areas are included?
The proposal should identify the work, affected areas and restoration included. Discuss any other work before approving it.

Tell FAS when the water appears, which rain brings it on (regular, heavy or wind-driven rain, or a hurricane), where you first notice it and what has already been repaired. We agree on the testing area and access before using controlled water to investigate the reported leak. Rain entering around windows, doors, walls or the roof is a different problem from ground water reaching the building because of drainage. A stain or damp floor alone does not identify the entry point, and symptoms alone do not show that water is coming through the foundation. You receive photos and written findings with the likely entry sources, the assumptions behind them and an explained repair path, including when another trade may be needed. Any repair work is agreed separately. If FAS recommends services and you hire FAS to perform that work, the paid $249 test fee is credited toward the contracted project.
What we consider
- Where moisture first appears and which rain conditions trigger it.
- Whether water may be entering around windows, doors, walls or the roof, or reaching the building from the ground.
- Inside and outside photos, previous repairs and access to the affected area.
Is leak testing included in the $195 assessment?
No. The $249 Rain Leak Test is a separate paid service. The free Water MRI demo and $195 Field Assessment do not automatically include this testing. You can request the leak test directly.
Can the $249 be credited toward a FAS project?
Yes. If FAS recommends services and you hire FAS to perform that work, the paid $249 test fee is credited toward the contracted project. Work by another trade is priced separately.
Will the leak test include the repair?
The test includes photos, written findings and an explained repair path. Any repair work and its price are agreed separately.
Can you tell whether water is coming through the foundation?
Not from symptoms alone. Water on a floor or lower wall may come from rain entering around windows, doors, walls or the roof, from ground drainage or from another source. Controlled testing and observation are needed to identify the likely entry sources.

Tell FAS what has changed, the age and material of the drain if you know them and any previous work on the system. We confirm the access points and inspection coverage before the appointment. The camera shows the condition of the pipe it can reach; access, branches and obstructions can limit the inspection. Where the measurements taken support it, the written findings document slope and estimate the pipe capacity against the water it is expected to carry. Camera footage alone cannot measure every elevation or the actual flow in gallons per minute, so the findings state their assumptions and unknowns. You receive a recording and written findings that distinguish visible observations, measurements, assumptions and inaccessible areas. FAS explains which findings support cleaning or maintenance, a targeted repair, replacement or further investigation; the inspection does not predetermine the recommendation. Cleaning, repair or replacement is agreed separately. If FAS recommends services and you hire FAS to perform that work, the paid $349 inspection fee is credited toward the contracted project.
What we consider
- Known cleanouts, collection points and the drain outlet.
- The age and material of the pipe, if known, and any previous blockages or repairs.
- How much of the line can be reached, inspected and measured.
Will a camera inspect every part of the system?
Not always. Access, branches and obstructions can limit the sections that can be viewed.
Does the camera scope include a recording?
Yes. The $349 camera scope includes a recording, written findings and an explained repair path.
Can the camera measure slope and flow?
Partly. Where access and measurements support it, the findings document slope and estimate capacity. Footage alone cannot measure every elevation or the actual flow in gallons per minute. The findings state what was measured, what was estimated and what remains unknown.
Does corrugated drain pipe always need to be replaced?
No. The recommendation depends on what the inspection shows, such as the pipe condition, joints, debris, sags and outlet, and whether its capacity suits the water it receives.
Does the camera scope include drain cleaning or repair?
Cleaning, repair and replacement are agreed and priced separately from the camera scope. If FAS recommends services and you hire FAS to perform that work, the paid $349 inspection fee is credited toward the contracted project.
Can I request a camera scope directly?
Yes. The $349 camera scope is a separate paid service. You do not need a free Water MRI demo or $195 Field Assessment first, and those appointments do not automatically include a camera scope.

FAS reviews and installs sump and discharge systems for drainage problems that may need pumping. We consider how water reaches the basin, where it will discharge and what power and controls the system needs. Existing equipment and pipework can be reviewed as part of the proposal. The quote identifies the equipment, connections and related work, so you understand the system and its maintenance needs before approving installation.
What we consider
- The incoming water, collection basin and discharge location.
- Available power, pump controls and any requested backup provisions.
- Access for cleaning, inspection and equipment service.
Can you assess my existing pump and discharge line?
Yes. Describe what is happening so FAS can confirm the appropriate assessment and any further work.
Will the system work during a power outage?
That depends on the equipment and backup provisions included. Discuss this requirement before approving the system.

FAS provides permanent wellpoint dewatering for properties where the conditions support that approach. We first review the history of the wet ground and any existing drainage or pumping. The proposal must account for the water below the surface, the collection and pumping equipment, and the discharge location. We explain the site information needed, the proposed installation and the ongoing operating requirements before you decide whether to proceed.
What we consider
- How long the ground stays wet and how conditions change with rain.
- Existing drains, pumps and nearby structures.
- The discharge location, power and ongoing equipment access.
Does a wet yard always need wellpoints?
No. The first step is to distinguish a below-ground water problem from surface runoff and other drainage issues.
Can the online demo confirm groundwater conditions?
No. Appropriate site information is needed before proposing a system for water below the surface.

Start with a free foundation inspection for your foundation concern. FAS installs drainage around foundations to address water reaching and collecting beside the building. We review roof discharge, surrounding ground levels, paved areas and any existing drains before proposing the work. Previous foundation repair records can help show what has already been addressed. Any proposed drainage installation or repair is quoted separately. The quote explains the route, outlet and installation areas, with any foundation repair identified separately.

- Where water collects against the building and when it appears.
- Roof runoff, nearby paving and existing drainage.
- Previous foundation reports, repairs and available drain records.
Is the foundation inspection appointment free?
Yes. You can request a free foundation inspection directly. Any specialist diagnostic work, drainage installation or repair is agreed and priced separately.
Can drainage still be needed after foundation repair?
Yes. Recurring water needs its own review. Previous repair records help show what was done and what may need attention.
Does a drainage assessment confirm structural damage?
No. A separate structural assessment may be needed for that question.

We review the concern before proposing repair work and explain what the quote includes. Depending on what the inspection finds, FAS repair options include structural polyurethane injection to fill voids beneath a slab or lift settled slab sections, helical piers, push piers, crawlspace floor supports and jacks, and crawlspace encapsulation. Any specialist diagnostic work or repair is agreed and priced separately. Where drainage is part of the recommendation, it is listed clearly. A repair decision depends on the actual conditions, not a diagnosis from a photograph alone.
